So you’ve found the perfect house plan in our online store—maybe a cozy carriage home, a detached garage, or a modern single-family house. But what if you want to tweak it a bit to make it just right for your lifestyle or property?

First, consider the layout of the house plan. Think about how you move through the space, where you spend the most time, and what areas could be improved. Maybe you want a larger kitchen for family gatherings, or a sunroom to enjoy the natural light. By adjusting the layout, you can create a home that truly fits your lifestyle.

Next, focus on the exterior details. Changing the materials, roof pitch, or architectural characteristics, like the overall style or small changes like the railing type, column style, etc. Whether you prefer a traditional style or a more modern design, small changes to the exterior can make a big impact. Think about curb appeal and how you want your home to be perceived from the street.

Lastly, and usually the hardest part, determining the type of construction and the relation to your property. Not sure? This is a great time to get a quick consult and discuss the options with us and explore what questions you can ask your contractor before getting started.

Here’s how you can easily modify one of our plans to suit your needs in 4 easy steps.

4 Easy Steps To Modify Your Design

Step 1: Choose Your Plan
Start by browsing through our unique collection of previously designed, and built homes, each with its own character and charm. Find the plan that aligns most with your vision and has the potential to fit your lifestyle and site. Once you’ve chosen the plan, simply email us for a quote with a list of your desired modifications and/or questions.

Step 2: Open Your Inbox
You’ll receive an email with a few details to get started, including a request for some personal information and a quote for your modifications. If everything looks good and you’re happy with the price, you can purchase the plan and we’ll get started on customizing it for you!

Step 3: Modify Your Design
This is where the fun begins. We’ll work closely with you to make the changes that reflect your taste and lifestyle. Once everything is set, your modified plans will be sent directly to your inbox. It really is that easy!

Step 4: Apply for Permits
With your customized plan in hand, you’re just one step away from making it a reality. You’ll need to send your plans to a structural engineer to get a stamped structural plan. Both the structural and architectural plans will then be ready for you to submit to your local building department for permits!

Customizing a house plan may seem like a daunting task, but with our streamlined process, you’ll have a design that feels truly yours in no time. Whether it’s adjusting the layout, adding extra space, or refining the style, our team is here to help bring your dream home to life. Let’s get started!
