Having a community to turn to during your home project can be a double-edged sword. Advice is everywhere—but not all of it is good.
Most of the time, I hear about the downsides.
❌ Friends and family who mean well but don’t live the way you do.
❌ Realtors who follow market trends but don’t always understand the logistics of building.
❌ People who’ve never built or renovated before—but still have plenty of opinions.
Not all advice is helpful. And some of it can cost you—big time.
Take one of my clients. They bought a property based on their realtor’s advice, thinking they could build a carriage home. Turns out, the zoning didn’t allow it. Worse? They were already maxed out on site coverage. That mistake cost them time and money.
Another client had a friend sketch a floor plan on graph paper, convinced it was “perfect.” It wasn’t. The design didn’t work in reality.
This is why it’s crucial to verify advice with the right professionals—the people who specialize in each part of your project. A supportive community is great, but accurate advice is priceless.
